Company Establishment
Established our foundation by conducting market research and purchasing three properties in Vancouver, Canada, in partnership with Formwerks Architecture Inc.
First U.S. Multifamily Development Project in Sarasota, Florida – The Palmore
Launched our inaugural venture in Sarasota, Florida, generating a 23% IRR over a 36-month period.
First Multifamily Development Project in Raleigh, North Carolina – Aviation Crossing
Successfully initiated the Aviation Crossing project in North Carolina, achieving an impressive 35% IRR in 26 months.
Rapid Expansion in Florida and North Carolina
Commenced the luxury Lakefront Mission Pointe multifamily development project in Orlando, Florida and subsequently expanded our investment footprint in Raleigh, North Carolina.
Texas Expansion
Expand our investment footprint into Texas market, investing in an upscale Class A multifamily development project in the rapidly growing Austin-San Antonio corridor, in one of the fastest growing cities in the nation by population – New Braunfels.
Georgia, South Carolina and Virginia Expansion
Expanded our geographic footprint to Georgia, South Carolina, and Virginia, investing in Class-A multifamily developments in Savannah, Charleston, and Loudoun County, respectively.
Product Expansion
Embarked on joint venture investments with global investment firms and top national student housing managers to co-invest four University Student Housing projects in Tennessee, Louisiana, Indiana and North Carolina. Expanded investment into high demand asset class – Build-to-Rent community development named Pasco Station in Tampa, Florida. Acquired a 2021 built Class A Multifamily project – The Grand at Manor in Austin, Texas with 96% occupancy.
Exited Mission Point I & II in Orlando, Florida generating 21-25% IRR with 12-40 months of investment period.
Exited Gem Lake in Orlando, Florida generating 16% IRR in 47 months of investment period.

Expanding ELIM presence in Asia – first office in Hong Kong. Collaborating and partnering with professional private equity firms, family offices and wealth management companies in Asia and the Middle East. Capturing the wave ahead of the next cycle, focus on student housing recapitalization, multifamily and build-to-rent community investment opportunities in the United States.
